Fire Alarm Inspection Notice

The State of California Fire Marshall requires our alarm monitoring company to perform Annual tests on the fire sprinkler alarms (horns/bells) inside the units. This is typically done once a year and involves a Bay Alarm technician setting off the alarm with the hopes of verifying that it is audible in each unit. 
 
This test is important because the alarms ensure residents are aware of a fire in another, connected unit and know to leave their homes. If the alarm inside your unit is not working, the HOA wants to repair it promptly so all residents are safe.
 
Bay Alarm will be on site beginning Monday October 20, 2025 at 8:00 AM to test the alarms.
 
They will be setting off the alarms inside units during those times. If you are home and hear the alarm, please walk out onto your balcony and wave to the Bay Alarm Tech. That will allow him to confirm that the alarm inside your unit is working and he can shut it off. 
 
Again, this test is imperative to ensure proper operation of a life saving device inside your home. If you rent out your unit, please inform your tenant.

Ambridge - Mini News - Paint Prep Wood Repairs

This year has been a busy year of work in the community and that is expected to continue into early 2026. Amazingly, the Community is in process on $1.6 million dollars of roof replacement, completed $240,000 worth of foundation repairs, and planning for $600,000 for a complete exterior paint refresh. This is ALL being done without any Special Assessment or Emergency Assessments on the members.
 
Next week, on Thursday October 9th and Friday October 10th, crews from Varsity Painting's construction services will be out to perform inspections of the wood trim, railings, and other items on the homes. You may see them walking the community and poking at balcony railings or patios to find any locations with possible dry rot. Those areas will be marked, noted, and scheduled for repair prior to the painting wok expected to take place in 2026. 
 
On that note, the painting is tentatively scheduled to begin on January 5 and is expected to take 12-14 weeks. Varsity Painting will handle the exterior painting and should be posting notices on homes regarding the wood inspection and in advance of the painting at each unit.

The pool closing date has been set for Monday, September 29 this year meaning the last swim day will be Sunday, September 28. Please remember that once the pool is closed the spa will also be closed. We thank you all for another fun swim season.

Ambridge - Mini News - Plants in Common Area

Over the past few years we've noticed more and more "odd" plants popping up in the landscaping around homes. Sometimes it's trees like pines or peaches, sometimes it's well propagated succulents, and we've even seen some roses and mint. There are also homeowners placing potted plants in the HOA-maintained landscaping. While we understand the desire to personalize outdoor spaces and efforts to improve the plantings around your unit, we kindly remind everyone that:
 
  • Homeowners may not plant their own plants, shrubs, or trees in the common-area landscaping.
  • Potted plants decor, or other items may not be placed in the landscaping or grass areas maintained by the HOA.
  • Any unauthorized additions may be removed by our landscaping team during routine maintenance without a chance to reclaim the items.
This policy exists for some important reasons, many of which are related to keeping HOA dues under control. Having a consistent plant palette in the community keeps our monthly landscape maintenance cost in check as the crew has a specific set of tasks to accomplish in each plant zone. Further, the plants in our communities palette have been selected for our soil, irrigation system, and climate with the goal of thriving while not exceeding their spaces. Lastly, non-approved plantings can interfere with irrigation, create hazards, or increase HOA maintenance costs by having to remove invasive species. 
 
If you’d like to add greenery or seasonal color, potted plants and decorative containers are welcome on your porch or balcony —areas that are exclusively yours to enjoy and decorate.
 
Thank you for your understanding. If you have any pots, decor, or plants in the common area, please remove them now if you'd like to keep them.
Ambridge - Mini News - Pool Rules & Pots in Landscaping

At the Board meeting on June 17, 2025, the Board of Directors adopted the updated Pool Rules, which you can find attached here. Please keep these with your Association records and review them with members of your household before using the pool.
 
The Board also discussed the proliferation of personal effects and potted plants that are being stored in the common area landscaping around homes and garages in our community. Potted plants, flags, landscape lighting, decorative statues, and other personal items are not allowed to be kept or stored in the landscaping around your home. The Association's landscaper has asked that we have these items removed as they are preventing the crew from accessing or cleaning and maintaining many landscaped areas. 
 
If you have any, please remove any potted plants or other items in the landscaping around your patio and garage. 
 
Management will continue following up with residents individually about the need to remove these items. If you would prefer not to receive a letter from the HOA, we would encourage you to pro-actively remove any items. Several of these items may be moved inside the stairs or on the patios or balconies. If you have any questions regarding what may be stored on the patios and balconies, please refer to the attached Balcony Rules

Ambridge HOA - Mini News, Edition 2 - Roofing - Schedule Update

There has been an update in the schedule of Black Diamond Roofing for the roofing replacement of the composition shingle roofs in the community. Black Diamond will now be beginning the work on Tuesday, May 27. This is roughly a 1 week delay. In general, you can expect the estimated start date for your unit to be pushed back a week. The original schedule is attached
 
We will continue to keep residents updated via email notifications about schedule changes. We will do our best to offer individual reminders per building a few days in advance of the start date of a new building.

Ambridge HOA - Mini News - Roofing Clarification

We recently sent out the newsletter to you all via email and to some via mail. Thank you to everyone who has reviewed it thus far - there is a lot of important information in it. We've attached it again here in case you missed it. 

We have received a few questions on the roofing project. As shared in the April 4 email updatae, the Association is replacing all the composition shingle roofs in the community. Composition shingles typically have an expected life span of 20-25 years. 23 of the 37 buildings in our community are roofed with composition shingles. The other 14 buildings in our community are roofed with red clay tiles. Tiles have an expected life span of 40-50 years and thus are not in need of replacement yet. 
 
If you can't seem to find the timing for the replacement of your roof on the attached schedule, that is because it is a tile roof and replacement is not yet needed or scheduled. 
Revised Enforcement Policy

At the December meeting the Board approved a drafted change to the Enforcement Policy, which was sent to the community for comment. The purpose of the policy is to set the fines and enforcement actions for the community and the change included an increase in the total amount of fines. No comments were received. At the March 12, 2024 meeting, the Board voted to adopt the policy, which is included here and will be included in the annual policy statement.
Vehicle Damage – Landsdowne Loop

Over the past few years we’ve seen a significant increase in the number of vehicular accidents in the green belt in Landsdowne Loop. At first it was one every couple of years, then one every year, and over the past twelve months we’ve now seen multiple vehicles crash into the common area walking paths, landscaping, and lighting. 
 
We want to assure you this is a huge concern for the Board and community. The safety of members, kids, and pets in our common area is a priority. Here is what the Board has done and is doing:
Work completed over the past year:
-          Installed safety bollards to attempt to stop vehicles.
-          Added reflective taping to the bollards to make them easier to see at night.
-          Regularly repaired and reviewed bollard lighting in the area to make it easy to see.
-          Met with City representatives to speak about possible solutions.
o   City concluded the HOA has taken the right steps to try and curtail the continued damage.
o   City cannot address any roadway items on private property.
o   City will not make changes to signage or roadways that are public.
 
 Items Coming for Board Review:
-          Proposals for installation of sunken steel bollards
-          Proposals for installation of water wall barriers as seen and used on public highways
 
Ultimately, we understand there is a lot at stake here and while we were hopeful that countersunk anchored bollards would stop vehicles or at least slow them down, they’ve thus far been unsuccessful. We are looking at further options.
